2008 Awards - Apartment Buildings

WINNER


"The Breeze", by Group 5 KZN and Pandev Joint Venture

Hot on the heels of its award last year for the Pearl Tides building, "The Pearls of Umhlanga" development has done it again, further entrenching its presence as an iconic coastal landmark by scooping joint top spot at the 2008 awards for its impressive "The Breeze" apartments.

The Breeze consists of 23 floors, with the upper three levels forming two penthouses (all have sea views and tiled balconies), and four levels of basement parking. Construction began in December 2005 with a revised completion date approved for the end of March 2008.

Bruce Duncan of SIP Project Managers, Principal agent for the project, gave the contractors a thumbs-up with regard to efficiency, budget and time requirements, and an exceptional co-operative work ethic.

Positioned on La Lucia Ridge, La Palma is a prestigious residential development set on a steep hill, with magnificent views of the Durban Coastline. The steepness of the site presented huge challenges however, not least of which was the construction of massive dry stack retaining walls in 10 meter sections, which were back filled to maintain the stability of the banks. Owing to strict controls, tenants in Phases 1 and 2 were not inconvenienced in any way by the construction of the 68 additional units. The principal agent, Arbuthnot Projects, noted that the quality of workmanship was of a very high standard.

This 10-story multi-use building on the Point's Timeball Boulevard includes 170 apartments, five parking floors and a level for shops and offices. The apartments are targeted at the upper luxury market so standards of the finishes and workmanship of the project were appropriately high. The building is a framed structure made up of in situ concrete slabs and columns on piled foundations, steel formwork was used for the walls, columns and slab edges. The work required on the roof was extensive, comprising a double layer of waterproofing and screeds, brick plastered and painted dividing planters, tiling, timber decking, pools, stainless steel balustrades and spiral stairs, landscaping, electrical, air conditioning, and plumbing services and lighting protection were all incorporated into the finished product. Although the proposed contract duration of 17 months was very tight and demanded high levels of resources and long working hours, the hard work and determination of the contractor ultimately won over the client, who reported being satisfied with the end result.

Positioned on the crest of the Ilala Ridge, this upmarket 3-story development consists of 18 luxury apartments and penthouse suits, all with spectacular sea views and their own drive-up access. In addition, the roof of the ramp has been designed to incorporate a communal entertainment area, complete with a circular pool dropped into its core, a task that proved quite the building feat. Giuricich Coastal was commended on the high standard of finishes attained, in spite of having to deal with a national skills shortage throughout the contract. The high caliber of the on-site management team, whose excellent attention to detail and positive response to fixing patent defects in "a cooperative and timeous fashion", was also a large contributing factor to the overall success of the project.
