"Liberty Life Offices", by Stefanutti Stocks Building KZN

The Liberty Life Offices project comprised of two phases, phase one being the new Liberty Life regional head office and phase two consisting of two separate buildings the major portion of which was a new 220 room hotel for a major hotel group.  Adjacent to this hotel was an office block, similar in size and area to the phase one office area.

The building was constructed mainly of a reinforced concrete framed structure on piled foundations, contiguous and anchored basement lateral support retaining walling, flat concrete roofs and torch-on waterproofing, natural-stone cladding fixed to external aluminium support work with a flush glazing curtain wall system, and all associated building services.

The building itself consists of four basement parking levels, ground floor, mezzanine and first floor parking and a six storey office building totalling 29 300m² gross building area.  Basement level four is 13m below ground level.

The architecture to this Green Star rated building followed a Neo Classical Theme with a combination of face brick, plaster, arches and mouldings and its signature shingled mansard roof. Work commenced on July 2008 and due to the clients existing lease expiring, the first section was handed over in June 2009 as requested. The scope of work comprised of a double basement housing 2 levels of parking, 2 levels of retail and 3 levels of offices. The building was not piled. Bases were fairly large being approx. 12m long x 3.5m wide. The retaining walls were constructed along very steep embankments.
