Phezulu Projects is a Property Development specialist with its core competence in Project Management, Advisory Services and Property Investment. Since its inception in 1997 the company has accumulated an ever increasing breadth of property development experience having managed and developed a variety of projects including commercial, industrial and residential property.

CURRENT PROJECTS

Ballito Business Park
Ballito Business Park represents four phases and over a hundred separate subdivisions consisting of about R200 million worth of serviced land at today's prices. Assuming the land value to be about 20% of the "finished product" the park will consist of about R1 billion worth of investment. Phezulu Projects manages everything from acquiring the land to transfer to the end user. These services include the following: feasibility studies, bulk service agreements, design, layouts, road network, services, tenders, adjudication, implementation, supervision, sales & Marketing.

Garlington Residential Estate
The objective of the developers of Garlington is to create the finest development in Pietermaritzburg and the Midlands. An holistic estate which consists of over 400 units and provides a full range of houses from apartments ranging in size from 58sqm to 260sqm, a central core based off the design elements of Stellenbosh with properties ranging in size from 300sqm to 1000sqm and outer lying 'gentlemen's retreats' which are over a hectare.

River Goose Residential Estate
The Site is one of the most beautiful Estate sites we have ever seen, situated in KwaZulu-Natal's pristine natural Mist Belt of which only five percent remains country wide. Approximately 1 hour from Durban and 15 min's from Pietermaritzburg, the Site is situated on the banks of the Umgeni River just below Midmar Dam. Sites range from 1000sqm to 4500sqm.

Rooken Ridge Light Industrial Estate
On the outskirts of Howick bordering the existing light industrial area Rooken Ridge has been a quick seller. The Light industrial properties have been in high demand and ideally suited what the market demanded. It will be an impressive, productive industrial area.

House Sutton
A major refurbishment. The main house on Sutton Farm, Seven Oaks was constructed in the early years of the 20th Century. It reflects many of the then norms of an affluent settler's family home, while also incorporating certain uniquely "modern" features.

The current owner's family built the original house and lived there for most of that century. In time a number of external alterations were undertaken that affected the aesthetic quality of the building, but the internal finishes remained unaltered. During the last decade of the 20th century the house was occupied by employees of the farm or left empty, with the inevitable degradation taking place.

A couple of years ago the current owner decided to relocate his family from Cape Town to KwaZulu-Natal. He decided to undertake an extensive and comprehensive renovation of the old building, while making limited changes deemed necessary for a contemporary family.
