Why utilise a project manager ?

When building, there are a number of good reasons why one should give serious consideration to utilising the services of an experienced project manager:
- Formulation and determination of building brief based on the client’s requirements.
- Commercial and Financial cost planning and overall budgetary control
- Legal interpretation and negotiation of all project related issues including town planning and city council or municipal building requirements
- Evaluation and determination of tenancy criteria including optimization of space usage, dimension design, functionability, and flexibility, and provision for changes through evolving technology
- Development of building concepts in collaboration with the client and professional team including financial, architectural, and engineering concepts
- Evaluation of the construction time programme
- Preparation and sub-contract tendering and negotiating procedures
- Direct contract and sub-contract negotiation with contractors
- Overall evaluation and analysis of structural, electrical, and mechanical design
- Cost control throughout the duration of a project
- Leasing and tenant requirement evaluation, and implementation and preparation of building management systems related to the completed project.
