The two most prominent subcontractors on most building sites are commonly the painting and flooring subcontractors. In circumstances where there is no clear definition on where the responsibilities of the sub-contractors begin and end, their relationship with the main contractor, will no doubt be contentious. The bone of contention will generally be the quality of plaster and screeds. Such circumstances can be prevented, should all parties adhere to the following:
The main contractor's responsibilities
Ensure the screed and plaster is acceptable in terms of level, plumb, smoothness, soundness (no debonding) and cleanness.
The definition of a Class 1 finish is that the maximum permissible deviation of 3mm over a 3 meter straight edge length in any direction.
Ensure that all building operations that may cause damage to the applied finishes are complete and all areas are free of other trades.
The co-ordination and programming of the finishing trades to ensure the above criteria are met.
The subcontractor's responsibilities
Liaising with the main contractor on start and completion dates.
Conducting moisture tests in order to ascertain whether or not the plaster / screed moisture content is low enough to commence work.
Correcting any minor deviations in the plaster or screed with approved products.
Storing and protection of the products on site.
Ensuring that batch numbers are checked and correctly allocated to the required areas.
Monitoring the quality of materials delivered to site.
